The systems we work on
HVAC configuration varies by facility. Offices and retail branches usually rely on distributed split or cassette units. Larger premises use package units or central chiller plant with air handling units and a duct network. Factories add extraction and ventilation systems to manage the heat and fumes that production generates.
Each type has its own maintenance logic, but they share one trait: performance degrades gradually long before anything stops. A blocked filter, a fouled coil or a low refrigerant charge will not shut a unit down — it will quietly raise electricity consumption and reduce cooling capacity by an amount that is hard to notice day to day, until it shows up in the bill or in complaints.
What a scheduled visit actually involves
A routine visit covers cleaning or replacing filters, cleaning evaporator and condenser coils, checking that the condensate drain is clear, measuring operating pressures and supply/return temperatures, checking current draw on the compressor and fans, and reviewing electrical terminations and the control panel.
Condensate drainage in particular is a task people underrate, and it causes damage out of all proportion to its simplicity. A minor blockage floods water into a suspended ceiling or across a floor, and the resulting damage to finishes can cost several times a full year of scheduled maintenance.
For industrial sites we add inspection of extraction and ventilation: fan condition, duct integrity, and cleanliness of intake and discharge points. Dust or grease build-up in these systems reduces the air change rate and loads the equipment harder.
Faults and how they are handled
The most common complaint is "the air conditioning isn't cooling properly". That is a symptom, not a diagnosis. It may be a low charge caused by a leak, a fouled condenser coil, a compressor losing performance, or an air distribution problem that has nothing to do with the unit. Topping up refrigerant without finding the leak is a temporary fix that returns within weeks.
We work in order: measure, diagnose, then repair. Where a repair is expensive relative to the unit's remaining life we say so plainly and put the replacement option in front of you with its cost, because spending repeatedly on equipment at the end of its life is a decision worth revisiting.
Efficiency and energy consumption
Air conditioning is usually the single largest item on an office building's electricity bill and a significant share of a factory's. Regular maintenance is not cosmetic here: clean filters, clean coils and a correct charge mean the unit reaches setpoint faster and runs fewer hours to hold it.
The visit report notes anything affecting consumption — damaged duct insulation, doors or windows leaking conditioned air, unsuitable thermostat settings — even where it falls outside the maintenance scope itself, because fixing those is usually cheaper than their effect.
Recurring and seasonal contracts
HVAC benefits from a recurring contract more than most services, because failures peak seasonally. A facility that completes pre-summer servicing avoids the queue that forms at the first heatwave, when getting a technician or a spare part becomes a matter of days rather than hours.
Contract scope, visit count and whether consumables (filters, refrigerant) are included or priced separately are set according to the size of the site and the number of units. Whatever is agreed is documented in writing before work begins, so no term rests on a verbal understanding.
Supply alongside service
Filters, copper tubing, insulation, coil cleaning chemicals, thermostats, contactors — these recur constantly in HVAC work and we supply them within the same job. That shortens the purchasing cycle and ensures what gets fitted matches the specification set by the technician who actually inspected the unit.
